Downtown Residence Hall

CollegeTown Development’s current project is underway at Lewis-Clark
State College. Scheduled for completion in the fall of 2006, the project will
consist of the redevelopment of the Adams Building—a historic commercial
building located in downtown Lewiston—and the construction of a new building
on an adjacent vacant lot. The two buildings will together contain 117 residential
units and 13,000 square feet of retail space.
Residence Hall Features: The residential facility at LCSC will consist of the
following:
- Suite-style living, similar in design to EWU’s Brewster Hall
- Each suite contains 2, 3, 4, or 5 large single rooms, furnished with
a “loftable” bed, dresser, desk, chair, and wardrobe
- Residents in each suite share a full bathroom (units with five bedrooms
include two bathrooms), large living room, kitchen, and dining area. The common
area comes furnished with a refrigerator, sink, couch, coffee table, and a dining
table equipped with four chairs
- Lounges are located on the 2nd and 3rd floors. The 3rd floor atrium
is equipped with a gas fire place and sky light.
- High speed internet and cable television are provided in all rooms.
Relationship with LCSC: LCSC will operate the residential
portion of the project under a management agreement that is renewable every
five years. The school sets the room pricing and oversees the management and
operations of the housing and residence life portion of the project. CTD manages
the retail component of the project.
Design and Construction: Project financing, bidding, and contracting
were the responsibility of CollegeTown Development. The construction of the
residence hall will involve both the renovation of the historic Adams Building
and the construction of a new building.
- Adams Building: The Adams Building is an historic three-story
building located on Main Street in downtown Lewiston. When purchased, the Adams
Building was in extremely poor condition. Redevelopment efforts will change
the building’s layout, make structural modifications to the building,
replace all windows and storefronts, and completely replace all HVAC, plumbing
and electrical systems.
- New Construction: CollegeTown Development is constructing
a new building on a site to the east of the Adams Building. This four-story
30,000 square foot structure will contain approximately 76 rooms, a manager’s
apartment, storage, two lounges, mail facilities and 4,500 square feet of main
floor retail space.
Retail Component: LCSC is not involved in the building’s
commercial component. Rather, CollegeTown Development is responsible for the
leasing and management of the building’s nearly 13,000 square feet of
retail space.
Community Presence: Only a few blocks from LCSC’s campus,
the downtown Lewiston site was chosen for its central location, the availability
of a historic structure, and the positive impact it would likely have on the
community. Perhaps most importantly, CTD selected the site because it represented
a unique choice for students—giving them better access to the shops, cafes,
and services of downtown Lewiston.
